Why Northshore

Muse is working with Homes & Communities Agency and Stockton Borough Council to create a high quality extension to the town centre. The 56 acre Northshore development is transforming the riverside through c.450,000 sq ft of new commercial development and 200 new family houses.

Muse’s vision for Northshore is to re-connect and re-orientate Stockton with the River Tees and establish a sustainable mixed use community that provides up to 2000 new jobs and homes for up to 500 people and acts as a catalyst for the wider regeneration of Stockton-on-Tees.

• Northshore Phase 1 ‘Vivo’, was completed in 2012 delivering 50 sustainable and innovative contemporary family riverside homes. A new and vibrant residential community was quickly established and Phase 2 of Vivo followed in 2013 delivering a further 76 homes at Northshore. Phase 3 at Vivo is now also being progressed extending to a further 80 homes.

• The scheme’s first two commercial buildings – comprising 43,000 sq ft of headquarter offices for Thirteen Group and a 36,000 sq ft Innovation Centre called ‘Fusion Hive’ – are now complete. Both were constructed to a BREEAM Very Good specification.

• Fusion Hive provides flexible space for around 60 new and growing SMEs in the digital, scientific and creative sectors. The building features a training suite, meeting rooms and a seminar facility and is managed by Teesside University.

• Further phases of commercial development at Northshore are planned for 2017 including the delivery of a new Hampton by Hilton hotel for Stockton and significant public realm improvements to further connect Northshore to Stockton town centre.

Enterprise Zone

Northshore is one of 12 sites that together form the Tees Valley Enterprise Zone. Designed to attract business investment and encourage business growth, companies locating on Northshore could receive significant financial support and benefit from simplified planning regimes.

Business rate relief of up to £55,000 per annum for five years and Planning Performance Agreements that avoid lengthy and expensive planning applications are designed to help Northshore achieve its full and exciting potential.
